Because a neighborhood is subject to constant change, all neighborhoods (residential, commercial, industrial) exhibit a life cycle.  The neighborhood life cycle can be separated into four distinct phases.

 

The four phases of the neighborhood life cycle are:

 

Growth

Stability

Decline

Revitalization

 

A period where neighborhood properties are renovated and improved is called Gentrification.  Gentrification may be a part of the revitalization process but is not one of the phases in the neighborhood life cycle.
