Effective Age

The Effective Age is the estimated age of a structure based on its utility, observed deterioration and obsolescence.

 

To calculate the effective age, subtract the Remaining Economic Life from the total Economic Life.

 

The appraiser considers effective age in any appraisal.  The effective age may be the same as, more than, or less than the actual age.
