The Equity Dividend Rate (also called the Equity Capitalization Rate and Cash on Cash Return) is the ratio of a single year's Before Tax Cash Flow and the Equity Investment in the property.
Equity Dividend Rate = Equity Investment ÷ Before Tax Cash Flow.
The Equity Dividend Rate shows the return on the money actually invested.
