A Pro-forma Statement is a financial statement used to project of income and expenses based on a specified set of assumptions.  A pro-forma statement is necessary when using yield capitalization.

 

Data sources may include reconstructed financial statements, accounting statements, comparable sales data, data provided by the owner, etc.
