In a Special Warranty Deed, the grantor warrants the title against defects only during the period of his/her ownership.

 

Special warranty deed is becoming more common since title insurance warrants periods before the current owner acquired title to the property.

 

Special warranty deeds are starting to become more common.  A special warranty deed alleviates the grantor of any responsibility of anything that happened before he/she took title to the property.

 

The grantee buys title insurance that guarantees prior claims against the property.
