A Subdivision is a tract of land divided into smaller sites suitable for building.

 

Horizontal subdivision is the division of a tract of land into smaller parcels.

 

Vertical subdivision is the division of the air rights and the subsurface rights.

 

Horizontal subdivision is generally call just "subdivision".  A residential appraiser rarely considers vertical subdivision.
