A Warranty Deed:

 

Warrants that the grantor has good title

Warrants that there are no undisclosed prior claims against the property

 

The warranty deed is the most common deed type used to transfer residential real estate.

 

A warranty deed guarantees that the grantor has good title and that there are no prior claims against the property.

 

Warranty deed is synonymous with general warranty deed.
