The Capitalization Rate is the ratio of a particular year's Net Operating Income (NOI) and the value of the real estate interest applicable to the cash flow.

 

Capitalization Rate = NOI divided by Value

 

The capitalization rate is generally assumed to be the overall capitalization rate unless stated otherwise.
