A fixture is an item that was once personal property that is now permanently attached to the real estate in such a way that it becomes a part of the real estate.

 

The cost of an item has nothing to do with whether or not an item is a fixture.  A nail is a fixture when attached to a building.  A house is a fixture when attached to the land.
